How Do You Handle Rental Property Maintenance?+

Rental property maintenance is one of the biggest expenses in real estate investing. When a tenant contacts us regarding rental property maintenance, our first step is trouble-shoot the issue directly with the tenant. If we resolve the issue over the phone with the tenant, there is no charge to you or the tenant, this service is part of our monthly management fee. If we do determine that there is a rental property maintenance issue and cannot resolve it over the phone, then we will send out maintenance to resolve the issue. If we estimate that the cost of repair will be $300 or less, we will move forward with the repair and simply bill your account in our system. If we estimate that the cost will exceed $300, we will contact you first before we make the repair. If we determine that the tenant caused the maintenance issue, then we will seek to recover the expense from the tenant. In all cases (regardless of the type of repair or the estimated cost) you will receive a courtesy alert through our automated system which will inform you of the maintenance issue.

Background Checks+

The screening of tenants is included in our services. Know that the report will cover all the important aspects of a renter’s personal information that includes: credit check, criminal check, employment verifications and rental references. Our goal is to make sure your property is looked after by quality tenants who treat it like their own.

Property Inspections+

These detailed inspection reports include documented conditions of the property and high resolution photos that are made part of the report to prove these conditions. With our managed properties, landlords and tenants will have access to these reports upon request.

Online Landlord and Tenant Portals+

As a Cutting Edge Real Estate landlord, you can securely log on and download account statements, 1099 E-File & Schedule-E Tax Reports, Customizable Income / Expense Reports and receive ACH payments plus much more.

Leasing Fee: 95% of first month's rent
"We guarantee resident placement for three months or we waive the next Leasing Fee."

Monthly Management Fee: 8.99% of monthly rent / gross revenue
"Cutting Edge Real Estate charges 8.99% of the rent / gross revenue we collect for you each month. The more units a property has, the monthly percentage goes down. If the resident does not pay, or if there is a vacancy, we do not get paid."

Eviction Fee: $300 to facilitate and process an eviction in Stearns County. “does not include court costs.”

Maintenance: Bill Rate $40 per hour (condition apply)
"We notify you if any resident request repair is estimated to exceed $300."

Sartell Property Managers

As the Anishinaabe people moved westward around Lake Superior and into the interior away from the Europeans in the 18th century (1736 to about 1780),they pushed the neighboring Sioux/Dakota people to their west—in present-day Minnesota—farther south and west away from them. By 1820 the Chippewa/Anishinaabe controlled all of northern Minnesota, but raids between them and the Dakota to the south continued. This area later named Sartell was an intertribal no man's land when European French fur-traders and British geographers first descended the Mississippi River from the Anishinaabe north (Jean-Baptiste Perrault 1789, David Thompson 1798), and American explorers ascended the river from the Sioux south (Zebulon Pike 1805, Lewis Cass 1820, Henry Schoolcraft 1832, Joseph Nicollet 1836).

The Watab Creek in Sartell marked part of the border line between the Anishinaabe to the north and the Dakota to the south who had lived farther north and east prior to the westward migrations of the Anishinaabe. This border was legally established by the USA in its 1825 Treaty with the tribes at Prairie du Chien which established a demarcation line between "the Sioux and the Chippewas' "the mouth of the first river which enters the Mississippi on its west side above the mouth of Sac (Sauk) river; thence ascending the said river (above the mouth of Sac river)".
