Answers to your common questions

Can I be charged for maintenance at the property?
Yes, if resident damage or neglect causes the maintenance problem, you will be charged for it.  For your protection, we perform a walk through inspection with you on move in day, and provide you with a signed comprehensive move in check list that documents exiting discrepancies in the rental unit.

Can I get a pet after move in?
Pets must be authorized by a separate pet agreement.  You will need to contact your property manager and obtain written permission for a pet.  There is a pet deposit that is required along with pet rent, and the size and type of pet is subject to owner approval.  We will not allow Pit Bulls, Chows, Rottweilers, Dobermans, or mixed wolf breeds as pets.  We only accept friendly breeds.  Without a pet agreement, pets are not allowed in the property at any time.

Can I install a satellite dish on the property?
At some units you may be prohibited from installing a satellite dish in any location.  If allowed in writing, installation must be done by a professional, and any cost of installation is an expense of the resident. Any damages to the property caused by the installation will be the responsibility of the resident.    

Can I rent a steam cleaner and clean the carpets myself when I move out?
No.  All carpets must be professionally cleaned.     

Can I sub-lease the property?
No.  The lease agreement clearly states that the resident shall not sublet any portion of the property or assign the agreement without written consent from Cutting Edge Real Estate.  In addition, you may not operate a business out of your rental home.

Do I need pre-approval to paint the home or make other changes?

Yes.  If you are interested in painting or changing colors, or installing any interior or exterior fixtures, per your lease agreement you must first obtain written authorization from Cutting Edge Real Estate before such changes will be allowed.  You will be responsible for the cost to paint and repaint the home / unit to its original color.  Any interior or exterior fixture improvements tenant pays for and must stay with the property at move out.

How do I report a maintenance item?
If you need maintenance in your rental home, please contact the Cutting Edge Real Estate by logging into the TENANT PORTAL and using our on-line maintenance request form.  Or call our office at 320-257-9000. 

For police or fire emergencies, dial 911 before calling Cutting Edge Real Estate.  For Gas leaks, please leave your home immediately, and contact your gas company and Cutting Edge Real Estate.  Your gas company will typically visit the home within 1 hour to identify and correct the gas leak. 

I am a smoker. Can I smoke in my rental?
No.  Cutting Edge Real Estate does not permit smoking in our rentals.

What forms of payment does Cutting Edge Real Estate Except?
Our most popular and convenient from is referred to as automatic withdrawal.  With this method of payment your rent will be deducted from your bank account each on the 1st day of the month.  If you have roommates or spouse automatic withdrawal can also be split between 2 or more people who utilize different bank accounts.  This payment method does take time to set up and may be used for your 2nd month of rent after you have moved in.  As well, this payment method can be cancelled at anytime (with a minimum 7 day cancellation notice).

You may also pay with cashier’s check or money order. 

We also accept credit / debit cards.  This method of payment does require a $30 convenience fee per transaction.

What happens if my lease has expired and I have not signed a new one or turned in a notice to vacate?
Your lease will become a month-to- month lease automatically.  You will however, still be required to provide 60 day notice in most cases.  Please see your lease for specific details. 

When and how should I give my notice to vacate?
Notices to vacate must be received in the Cutting Edge Real Estate office in writing on or before the 1st of the month.  All leases require a 60 day notice, including leases that have transitioned into a month to month status.  So, if you are planning on moving at the end of your lease on October 31, you will need to provide notification on later than August 31.  Notices received during a given month will be considered received at the end of that calendar month.

When is rent due? Is there a grace period?
Rent is always due on the 1st however; we do offer a grace period until the 5th of each month.  If rent is received (whether by mail or otherwise) on the 6th or later, you will incur a 4% late fee, additional 4% collection fee after the 10th of the balance due.  If payment is received after the 10th, you will also run risk of an eviction.
